Single-Family Starts Rise in September

In September, single-family starts experienced a modest increase as a result of the Federal Reserve’s easing of monetary policy and an improvement in builder sentiment.

Conversely, multifamily construction continued to deteriorate due to constrained financing and an ongoing increase in the number of completed apartments.

The U.S. Department of Housing and Urban Development and the U.S. Census Bureau have reported that the overall rate of housing starts decreased by 0.5% in September, reaching a seasonally adjusted annual rate of 1.35 million units.

The number of housing units that builders would commence if development continued at this rate for the next 12 months is represented by the September reading of 1.35 million starts.

The seasonally adjusted annual rate of single-family starts increased by 2.7% to 1.03 million within this aggregate figure.

Single-family construction has experienced a 10.1% increase year-to-date. The NAHB/Wells Fargo HMI experienced an increase in September, which was reflected in the increase in single-family home building.

Although the construction of single-family homes experienced an increase in September, the expected increase in mortgage interest rates in October is expected to have a negative impact on growth in the upcoming month’s data.

However, NAHB anticipates a gradual, albeit irregular, decrease in mortgage rates in the upcoming quarters, which will be accompanied by an increase in single-family construction.

The annualized pace of the multifamily sector, which encompasses apartment buildings and condominiums, decreased by 9.4% to 327,000 units. This represents the slowest tempo since May. As apartment completions increase, multifamily construction will remain lackluster.

The combined single-family and multifamily starts are 9.0% higher in the Northeast, 2.0% lower in the Midwest, 4.6% lower in the South, and 5.4% lower in the West on a regional and year-to-date basis.

In September, the annualized rate of permits decreased by 2.9% to 1.43 million units. The rate of single-family permits increased by 0.3% to 970,000 units.

The annualized rate of multifamily permits decreased by 8.9% to 458,000. This is the least reliable reading since May.

Permits are 0.8% higher in the Northeast, 2.6% higher in the Midwest, 2.2% lower in the South, and 5.1% lower in the West when examining regional data on a year-to-date basis.

In September, there were 642,000 single-family residences that were currently under construction. This is down by only 4.5% from a year ago, following a recent stabilization.

In September, the total number of multifamily units under construction decreased by 3.4% to 842,000. This is the lowest count since February 2022 and is 16.5% lower than a year ago.

The seasonal adjusted annual rate of multifamily construction was 680,000 in September, which serves as an indicator of the reversal in the multifamily construction sector.

This was approximately twice the rate of multifamily starts, which means that for every two apartments that were completed, only one new unit was constructed.

The rate of multifamily completions increased by 41% in comparison to the previous year.
